CASE STUDY

Annexe in Green Belt

We were approached by the owner of a large property located within the Green Belt in the heart of Surrey. Set in grounds of approximately 0.8ha comprised a large 7 bedroom house with a former stable building used for storage and an area of approximately 144m2.

Our client instructed us to design and apply for planning permission to replace the storage building for a detached annexe, to be used as guest accommodation, ancillary to the main dwelling. The annexe comprised of 3 bedrooms, kitchen, ensuite and master bathroom and living area.

The new building was 186m2 an increase of 29% compared to the building to be replaced. Our submission included a Supporting Planning Statement to justify that the development would be in accordance with their adopted planning policies including Green Belt policy.

Upon obtaining planning permission we recommended our client to a local builder, Ascot Contractors, who were awarded the contract.  With our assistance we arranged the application for Building Regulations and the structural engineer. The build was completed in just under 7 months and under budget.
